~ Highlights of Covenants ~

1. Only single-family detached dwellings may be constructed for occupancy on any Lot.
2. Plans must be a Minimum 2,300 square feet for a single story; 2,800 square feet for a split-level or multi-story home; and approved by the ARB. (Not including basements, attics, garages, porches, or decks.)
3. Driveways must be hard surfaced in asphalt, or similar material approved by ARB. (During construction driveways must be gravel at all times.)
4. All homes must have an attached two car or larger garage.
5. All outbuildings must keep with the architectural style of the main house, and be approved by the ARB.
6. No structures shall be placed within 70 feet of any Lot line fronting a street or road, or within 50 feet of any side or rear property line.
7. House construction must be completed within 12 months of the laying of the foundation.
8. No animals, livestock or poultry may be raised, bred or kept on any Lot.
9. Dogs, cats and other household pets may be kept if they are not allowed to run free outside a Residence, and must be kept indoors at night. No more than 3 pets on any lot at one time.
10. No outdoor clotheslines.
11. No satellite dishes, antenna, aerials or any other similar electronic equipment which can be seen from a public road. Satellite dishes can be hidden with botanies.
12. No garbage, trash, or rubbish not in approved containers.
13. No fences are permitted except with the permission of the ARB.
14. No machinery or equipment of any kind shall be allowed on any Lot.
15. No Lot may be subdivided into smaller lots or parcels be any owner.
16. No outside burning of wood, leaves, trash, or garbage.
17. All lines, wires, or other electric and communication lines must be underground.
18. Any improvements, alterations, repairs, excavations, or other work must first be approved by the ARB.
19. No owner shall clear cut timber or trees off of a Lot. Violations will be fined $1,000 per tree.
20. All exterior lighting fixtures, mailboxes, and signs must be uniform throughout the Residential Property. No newspaper boxes.
21. No residence may be used as a "time share". No residence may be rented or leased.
22. No parking of commercial vehicles, recreational vehicles, or trailers on any Lot.
23. No maintenance, repair, or storage of any boat or vehicle is permitted on any Lot.
24. Each owner must keep his or her Lot in neat and attractive condition.
25. Homeowner dues cover common area expenses. Dues are currently $50/month per vacant lot and $185/month with a completed house.
