~ Highlights of Covenants ~
- Only single-family detached dwellings may be constructed for occupancy on any Lot.
- Plans must be a Minimum 2,300 square feet for a single story; 2,800 square feet for a split-level or multi-story home; and approved by the ARB. (Not including basements, attics, garages, porches, or decks.)
- Driveways must be hard surfaced in asphalt, or similar material approved by ARB. (During construction driveways must be gravel at all times.)
- All homes must have an attached two car or larger garage.
- All outbuildings must keep with the architectural style of the main house, and be approved by the ARB.
- No structures shall be placed within 70 feet of any Lot line fronting a street or road, or within 50 feet of any side or rear property line.
- House construction must be completed within 12 months of the laying of the foundation.
- No animals, livestock or poultry may be raised, bred or kept on any Lot.
- Dogs, cats and other household pets may be kept if they are not allowed to run free outside a Residence, and must be kept indoors at night. No more than 3 pets on any lot at one time.
- No outdoor clotheslines.
- No satellite dishes, antenna, aerials or any other similar electronic equipment which can be seen from a public road. Satellite dishes can be hidden with botanies.
- No garbage, trash, or rubbish not in approved containers.
- No fences are permitted except with the permission of the ARB.
- No machinery or equipment of any kind shall be allowed on any Lot.
- No Lot may be subdivided into smaller lots or parcels be any owner.
- No outside burning of wood, leaves, trash, or garbage.
- All lines, wires, or other electric and communication lines must be underground.
- Any improvements, alterations, repairs, excavations, or other work must first be approved by the ARB.
- No owner shall clear cut timber or trees off of a Lot. Violations will be fined $1,000 per tree.
- All exterior lighting fixtures, mailboxes, and signs must be uniform throughout the Residential Property. No newspaper boxes.
- No residence may be used as a "time share". No residence may be rented or leased.
- No parking of commercial vehicles, recreational vehicles, or trailers on any Lot.
- No maintenance, repair, or storage of any boat or vehicle is permitted on any Lot.
- Each owner must keep his or her Lot in neat and attractive condition.
- Homeowner dues cover common area expenses. Dues are currently $50/month per vacant lot and $185/month with a completed house.
